10 Essential Things you Should do Before Selling Your Home

Many homes on the market today are similar so homebuyers can be choosy. What are the things that will make buyers notice your home? Many buyers do not have vision if your home is not in pristine condition. Potential buyers will value your home more after doing these simple projects.

These easy improvement projects will make your home stand out.

  1. You will not get a second chance to make a first impression and curb appeal is crucial to a good first impression of your home. Make sure your home's front landscaping is immaculate. Mow the grass, trim the bushes and trees, and plant some flowers.

  2. Clean the exterior of your house. A dirty or cracked exterior will make buyers think you've slacked off on interior maintenance as well. Be sure your gutters and home's siding are clean.

  3. Repair those broken things you have been meaning to fix. Your home should be in the best condition possible. Major defects like plumbing problems, broken windows, HVAC issues or a leaky roof will discourage buyers.

  4. Update your front door and make it inviting. A fresh coat of paint, in a color that contrasts with the home, will continue your great first impression. Replace faded house numbers and make sure they are easy to see so buyers aren’t frustrated when they arrive.

  5. Replace your welcome mat with something new that lets buyers know welcome in your home.

  6. Remove clutter and personal items that are unique to you. This makes it easier for buyers to visualize their things would go in your home. When you are decluttering your home is a good time to decide what you are going to do with the items. Are you moving it or getting rid of it? Rent a portable container that can be shipped for knickknacks, photos, extra furniture and other personal items that you will be moving. Then you only pack it once. You can be generous and make the process easier if you donate your unwanted items to an organization that will come pick it up.

  7. Buyers look in your closets and drawers too. Messy closets and drawers give the appearance that your home is difficult to organize and doesn't have enough storage space.

  8. Every surface in your home should shine. From floors to ceilings, shelves, fans, door trims and everything in between, should be clean and sparkle.

  9. If you are not repainting the whole house, there may be rooms that really should be repainted even if the paint is in good condition. Vibrant colors are very personal. You might like your turquoise bedroom, but it may turn off buyers. Walls and ceilings in a neutral color will appeal to the widest range of buyers.

  10. Eliminate all odors. Foul odors are the worst, but excessive floral may also cause buyers to think you are covering a foul odor. If you have pet odors be sure to spray air neutralizer throughout your home. Neutral or natural smells from fresh flowers or a fresh batch of cookies can be inviting when showing the home.
